What Is Flooring Sound Transmission?

Flooring sound transmission refers to the movement of sound through a building’s floor and ceiling systems. There are two main types:

  • Airborne sound: Noise carried through the air—such as voices, television, or music—that penetrates flooring or ceiling assemblies.

  • Impact sound: Noise resulting from direct physical contact—like footsteps, dropped items, or dragged furniture—that vibrates through the building structure.

Both types of sound can disrupt occupants’ comfort and peace, especially in buildings with inadequate insulation or improperly installed flooring.

Why It Matters

Excessive sound transmission is more than just an annoyance. It can impact property values, violate building codes, and create long-standing disputes in shared living environments. In many condominiums, flooring renovations are subject to strict rules specifically to prevent increased sound problems. Ignoring these guidelines can result in fines or mandatory rework.

How Construction Affects Sound Transmission

Several construction-related factors influence how much sound travels between floors. These include:

  • Flooring material: Carpet tends to absorb sound, while tile, hardwood, and laminate reflect and transmit it more easily.

  • Underlayment: Specialized acoustic mats, cork, or foam layers placed beneath the flooring can significantly reduce impact noise.

  • Ceiling design: The use of double-layer drywall, insulation, and resilient channels in ceilings beneath the floor adds soundproofing.

  • Structural elements: Thicker slabs and isolated (“floating”) floor systems are more effective in reducing both airborne and impact noise.

Measuring Sound Resistance: STC and IIC Ratings

Two common ratings are used to measure a building system’s ability to resist sound:

  • STC (Sound Transmission Class): Rates resistance to airborne sound. The higher the number, the better the sound insulation.

  • IIC (Impact Insulation Class): Measures a floor assembly’s ability to absorb impact noise. Again, a higher rating indicates better performance.

Building codes and condominium associations often require flooring assemblies to meet a minimum STC and IIC rating of 50 or higher.

Solutions to Improve Sound Performance

If your building is already experiencing sound issues, there are several retrofit options available:

  1. Acoustic underlayment can be added beneath flooring to absorb impact.

  2. Area rugs and thick padding help reduce surface noise.

  3. Ceiling upgrades in the unit below—such as adding insulation or resilient channels—can block both impact and airborne sounds.

  4. Floating floors reduce structural sound transfer by decoupling the floor surface from the subfloor.

  5. Sealing gaps and cracks in walls, floors, and ceilings prevents sound from sneaking through weak points.

Even small changes can make a significant difference in acoustic comfort.

Renovating? Know the Rules

Many flooring sound issues begin when carpet is replaced with tile or wood without consideration for acoustics. In multi-unit buildings, this can quickly lead to complaints from neighbors below. Always check with your building management or homeowners’ association before starting flooring renovations, and be sure to follow all soundproofing requirements.
